Pre-Construction

Conduct site evaluation and environmental reporting

Assist with site acquisition and real estate planning

Generate building pro-forma analysis

Validate program and budget

Develop, maintain, and update over time the master budget, cost estimates and cost-to- complete projections

Develop seamless information systems, lines of communication, work roles, and project management plans

Develop a comprehensive construction management plan

Plan construction process—sequencing, bid packaging, fast-tracking, and so on

Generate resource allocation projections

Establish project cash flow

Coordinate strategy and logistics for temporary facilities

Design standards for systems

Generate cost estimates, including soft and hard costs

Bidding

Assist with the entire bidding process—outreach, bidder pre-qualification and qualification (bonds, insurance coverage, financial resources, etc.), advertisement, review of bids, evaluation of bidder responsiveness, verification of references

Clarify scope of trade responsibilities

Assist with possible pre-purchase of long lead-time materials

Assist in conducting pre-bid and pre-construction meetings

Construction

Work with owner, architect, and contractors to clearly define roles and responsibilities during construction

Develop a detailed construction management plan

Coordinate contractor’s work and facilitate the project’s timely completion

Lead meetings with owner, architect and contractor

Establish notification procedures for any utility shutdowns

Coordinate testing and inspection of the project; review reports and make recommendations as required

Coordinate activities of multiple contractors to avoid conflicts

Produce monthly cost reports to monitor and manage costs throughout the project; prepare cash flow projections

Provide administrative assistance to manage the filing systems, meeting minutes and other office functions

Develop and maintain correspondence logs

Review and make recommendations on change order requests from the contractors, design team or owner; maintain log, including change-order detail and cost estimates

Develop and maintain submittal and shop drawing logs; review for accuracy and completeness before submitting to design team

Develop and maintain a Request for Information (RFI) log; coordinate and track responses with the design team

Produce weekly and monthly management summary reports defining work progress including change orders, RFIs, submittals, and schedule of potential claims

While our senior staff average over 25 years of experience, our remaining staff members average over 15 years of experience. This experience ensures service and quality at a level second to none. In addition, we select other professionals whose expertise is tailored to the project’s requirements. This has led to Gold Medal Construction Management’s exemplary track record for completing projects on schedule and within budget.

Gold Medal Construction Management has consistently encouraged our staff to continue their education. Our Executive Director is a Certified Construction Manager by the Construction Management Association of America (CMAA). They are among only 500 individuals worldwide who have completed the rigorous requirements to achieve this certification. One staff member has made progress towards certification by the U.S. Green Building Council, and LEEDTM Accredited Professionals.
